Lithia Ranch was previously a dairy farm and much of the property was used as pasture land. The developers wanted to preserve the rural nature of the property and established lots with a minimum of 5 acres allowing agricultural activities on the properties. They also established minimum mowing requirements to ensure the lots would not revert to unmanaged, weedy tracts that would be unsightly to neighboring properties. All lots in Lithia Ranch must be mowed three times per year (June 1, August 1 and October 1). This is in the Covenants. The mowing schedule is set annually by the Board of Directors and Agricultural Commitee. The three required mowings are centered around the growing season. Failure to mow a property by the established date will result in the HOA contracting to have the property mowed and charging the land owner for the mowing including a service charge.
You may mow yourself, hire your own mowing service (HOA can supply you with one or two names of mowing services), or you may give permission to a local farmer to have your property mowed and baled (they usually do this for free). Please remember when mowing that the ditches up to the road must be included in the mowing.
